In market conditions and when demand for construction services exceeds supply, experienced and professional builders will not work with a foreman who is underpaid for the work performed. That is why professional builders often work at either average or above-average market rates that have been established in your area during a given construction season.

  • if the foreman offers you to complete a specific scope of work with a significant discount, you should think about how this savings will be achieved, and are they not deceiving you?
  • It will not be superfluous to ask the foreman about the composition, qualifications and experience of the members of the construction team.

Organization of the construction site

The foreman at the construction site must determine the location:
  • the object being built (in accordance with the general plan of the project);
  • storage areas for building materials and products;
  • grounds for storing soil (soil and vegetation layer, foundation backfill soil, etc.);

  • issuance of assignments with appropriate explanations of the features of building structures and project materials;
  • intermediate control of the task (if it has increased complexity);
  • acceptance of completed assignments with an assessment of the quality of the work performed, etc.

  • it is best to carry out the acceptance of work at intermediate stages in conjunction with the foreman. So you show your interest in the high quality of your project;
  • pay attention to how the foreman reacts to your comments: if he does not agree with the claims, then he must justify why he does not agree, i.e., express his position on this issue; if you agree, then his actions to satisfy your claims should be prompt and clear. In general, your communication with the foreman should be characterized as constructive.

Financial settlements between the customer and the performers

As a rule, the salary to the builders is paid directly by the foreman after the calculations made with the customer on the basis of previously drawn up estimates.

Payment for the services of a foreman, as a rule, is made by agreement. It can be either fixed (time-based) or piece-rate (percentage of the cost of work performed).

Remuneration of labor of construction workers, in most cases, is carried out in separate stages, for a fixed scope of work: 1st stage - preparatory work; 2nd stage - execution of the foundation; 3rd stage - execution of the base, etc.

  • at the stage of forming an agreement with the foreman, be sure to discuss all financial issues related to the remuneration of the team members and the foreman. Jointly determine the procedure and terms of financing;
  • the best option for the customer (from personal experience) is when the amount of the advance payment for a particular stage of work is a smaller part of the total amount of payment (up to 50%). If you break this rule, then remember that you are losing financial influence on the builders. For example, they may not finish the volume of work and leave the construction site in an unknown direction for you, or they may do poorly-quality work and refuse to redo it at their own expense (and why, after all, most of the money has already been paid?);
  • remember that not paying the builders at the construction site is, to put it mildly, wrong. Appreciate their hard work, skill and conscientiousness (of course, if they fully exhibit all these qualities).
